The residential house is one of the basic needs of human. For investors or developer, this fact raises the question, that what will be the expectation of the future owner from his new housing?

Now days, projection and realization of residential buildings are in trend. Which would make structure more attractive in architecture way, with low purchasing cost and operating cost as well as they are efficient. It is essential to build fast, quality and environmental friendly buildings. When we are thinking about the construction of residential building, we must think about the environmental and climate changes, events in security of electricity

What is a Residential Building?

Residential building means a building which provides more than half of its floor area for dwelling purposes. In other words, it provides residential with or without cooking or dining facilities.

Types of Residential Building

Everyone has dream of a big house, we actually need wide array of places to live. From the common single-family home to large apartment complexes, have range of residential buildings. According to our lifestyle, location preference and most important our financial situation affect our choice of residential building.

Residential building has following types:

  1. Individual houses or private dwellings
  2. Lodging or rooming houses
  3. Dormitories
  4. Apartments
  5. Hotels

1. Individual Houses Or Private Dwellings Or Single-Family Home

  • It is typical private property residence. In other words, it is generally owned by members of single family. If more than one family residing in that building then it is said that multiple family private dwelling.

2. Lodging Or Rooming Houses

  • Lodging or rooming houses are come under one management, which include multiple or group of buildings. On temporary or permanent basis, accommodation is provided for separately for different individuals.

3. Dormitories

  • It is other type of residential buildings. In this building, for different individuals, sleeping accommodation is provided together. School hostels, military barracks are come in this category.

4. Apartments

  • This type of residential building consists of number of apartment buildings of varying sizes and resident populations. Minimum three or more families are living independently from each other in these apartments.

5. Hotels

  • They are managed by single management; it is similar to lodgings houses, difference is that accommodations are provided primarily on temporary basis

Site Selection For Residential Building

  • For any building, selection of site is most important. The selection of sit is the job of experts’ and it is done very carefully by experienced engineer. Important factors are given below, which have to consider while selecting site for any residence.
  • 1. The bearing capacity of soil should be good. Good foundation soil should be available at responsible depth around 1.2 m to 1.5 m depth from ground level; hard strata should be available at reasonable depth.
  • 2. To afford good facility of drainage, the site should have slope towards Front Street i.e. the site should be on elevated ground.
  • 3. To avoid damp condition, the site should not be nearer to ponds, pools of water, water logged areas and the ground water table at the site should not be very high.
  • 4. To obtain Civic services such as water supply, electric lines, drainage sewers, telephone lines, etc. with no extra cost, should be very near to the selected site.
  • 5. Fully developed area which has potential of development, should be selected for site.
  • 6. Such as railway, bus service, for going to Office College, market, etc. means good transportation should be available.
  • 7. Hospitals, schools,, market, etc are should be nearer to the site of residential building.
  • 8. Site should be surrounded by landscape such a hill, river, lake, etc so that it commands a pleasing and calm atmosphere.
  • 9. The house site should be located away from the busy commercial roads.
  • 10. Workshops, factories, such locations are subjected to continuous noise, so the residential site should be away from them.
  • 11. The orientation of site should be such that it receives natural light and air in plenty.
